“We fell in love with this little serene oasis after many years of visiting Eureka Springs and decided to purchase in 2018 to become innkeepers. It's been a real dream come true! By being tourists to Eureka Springs for over 25 years, we feel we better understand how we can make your stay here fun, entertaining and comfortable.

Rates & Policies

CHECK-IN/CHECK-OUT PROTOCOLS:

Although our office is often open for you to check-in, and check-in parking is available in front of our office.


If our office is closed (we are often out on the property or running a supply trip), please call our office at (479)-253-8920 when you arrive, we will check you in, finalizing your payment with the card on file, and letting you know where to find your cottage or room. Cottages now have a keypad lock and the code will be given when you check-in, guest rooms will be locked prior to your arrival, and we will let you in, there is a key in the room.


Smoking: 

SMOKING/VAPING IS NOT ALLOWED IN ANY ROOMS OR COTTAGES, PLEASE! There are ashtrays and receptacles suitable for butts throughout the property. Please do not discard butts and packaging on the grounds. NO smoking at the door of your room or cottage. Please be respectful of other guests. Failure to comply will result in a $350 cleaning fee at the sole discretion of the innkeeper.


Location:

TIP: Enter "Sherwood Court, Eureka Springs" into your GPS device of choice to be directed to our front door. GPS in the Eureka Springs area is fraught with many errors and misleads. This will save you some frustration. Sherwood Court is located on Scenic Hwy. 62 at 248 W Van Buren, Eureka Springs, AR 72632

WIFI Access:

High speed internet and WiFi access is available throughout the grounds of Sherwood Court and is provided free of charge. Please find the current network and password on your emailed invoice after booking.


Rates:

Our rates are available by clicking on “Check Availability & Book Now” buttons throughout the site. Rates and policies are subject to change especially on holidays and during special events.


Deposits:

A credit card deposit is required for all bookings. 50% of your room charges for multiple nights or the entire rate plus taxes for a single night stay will be charged upon booking.


Housekeeping:

We DO NOT do daily housekeeping unless your stay is over 4 days. On the 4th day, we will do a room reset (by request) and place new towels, amenities, etc. in your room. We attempt to be as ecologically friendly as possible and ask that you try to reuse your towels, mugs and glasses during your stay. If you require any of these items, we'll be happy to replenish upon request.


NOTE: BENZOYL PEROXIDE   (Salicylic, Rogaine and other bleaching products)

Please do not use these products with our nice, new, fluffy towels and other linens, it will bleach them and RUIN them. YOU WILL BE CHARGED ​ for every towel or linen that shows evidence of these products after your stay. See "Damages" below.


Check-In Time:

Check-in time is 3-6pm Central Standard Time

If you will need a later check-in, just let us know and we'll wait up for you or make other arrangements. We usually cannot offer early check-in or baggage storage unless pre-arranged with the innkeeper. Early check-in is an additional $25 fee.


Check-out Time:

Check-out time is 11am Central Standard Time

We can often arrange a late check out time as late as 2pm, depending on the day of your departure, next booking arrival, events happening in town, etc. It must be pre-arranged with the innkeeper at the time of check-in. Late check-out is an additional $25 fee.


Cancellation Policy:

Refund of the deposit less a $25 cancellation fee will be made if a cancellation notice is received 10 days before your arrival date. In the unlikely event that you must cancel with less than 10 days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can re-book your room, a full refund will be made less a $25 cancellation charge. A charge of $25 will be accessed for ALL cancellations.


No Air Mattresses, No Floor and No Couch Sleeping:

Please, due to insurance and safety reasons, we DO NOT allow air mattresses, floor sleeping or use of couches in rooms for additional bedding. Each room has a listed occupancy and limited number of beds, if you can't fit your party into those requirements, we will charge you for an additional night stay for each night you ignore this request or we will ask you to leave.


Children:

Children under the age of 10 are welcome and no extra charge.


Additional Guests:

Additional guests, at the time of booking, are an additional $10 per person, per night. We may be unable to honor a reservation if we have not been notified, in advance, of the additional person(s) in the room. You will be subject to the additional fee added to your final bill, at the sole discretion of the innkeeper.


No Subletting:

All rooms and cottages will be, unless otherwise discussed with owners, occupied ONLY by the person that booked the room. If you can't stay for your full booking, you are NOT ALLOWED to allow another person stay in your place without discussing and arranging with owners. Any damages incurred by your guests and visitors will be charged to the person that booked the room or cottage.


Behavior on our property:

ANY rowdy, untoward or discriminatory behavior, determined of the full discretion of the owners, will NOT BE TOLERATED! You will be warned and then asked to leave. If the behavior continues, the authorities will be contacted. 


Dogs:

We are dog-lovers and want to treat your traveling dog-companion like our guest!


All dogs must be crated if left alone in the room, no exception. Please supply us with your current shot records and proof of flea/tick treatment upon arrival. Non-barkers and calm demeanor'd pets are welcome to stay in pre-determined cottages or rooms for an additional $50 (up to TWO DOGS) per stay, which includes your use of the following (during your stay):


• A dog-friendly fleece blanket will be placed on your bed before arrival, along with extra clean up towels.

• Instructions on location of "pooper scooper" and bags, flashlight, etc., plus preferred area for "relief", etc.

• Dog food & water bowls (upon request)


We ask that NO DOGS, UNLESS CRATED, ARE LEFT UNATTENDED IN ANY ROOM, AT ANY TIME. Our staff will randomly check during your stay. You will be responsible for any and all damage that occurs during your stay. The amount will be charged to the card on file at the sole discretion of the innkeepers/owners. If we discover that, during your stay, you are not crating your dog left unattended, we have the right to ask you to leave. If your dog(s) are creating a disturbance, and/or guest complaints, we will give you one warning. Second offense, you will be asked to leave. By adding this Dog Guest Package, you agree to these terms and conditions.


If you absolutely cannot crate your dogs during your stay while left unattended, we offer an alternative refundable damage deposit of $500 taken upon arrival.


*(damage can be construed as the following but not limited to: damaged furnishings, bedding, flooring, fixtures; urine stains, feces stains, vomit stains.)


If all dog-allowable rooms are booked, we are sorry but can recommend a local kennel.

Sorry, no cats or other animals allowed.


**Please inquire about our ADA compliant Service Dog policy.


Damages:

We kindly ask that all guests respect Sherwood Court’s rooms, facilities, guests and neighbors. In the event that there is any damage to rooms or grounds by the negligence of guests during your stay or if any items are missing from your room(s) upon your departure, we reserve the right, at the sole discretion of the innkeepers, to charge your credit card you have used to secure your booking a reasonable fee in respect of such damage or missing items.


Waiver, Release of Liability, Assumption of Risk & Indemnity Agreement:

When you check in to Sherwood Court (henceforth know as the Property) and by making this reservation with us, you agree that, on behalf of you and any of your guests, you fully understand and hear by knowingly and voluntarily assume all risks and dangers associated with occupying, leasing, using and/or entering upon the Property including the risk of serious bodily injury, permanent disability, paralysis or death and property damage, which injury and damage could arise out of you and your guests presence, behavior, conduct, activity on the Property and/or actions or in-actions on the Property, including but not limited to the terrain, weather, other conditions (natural or unnatural), the construction or maintenance of any improvement or equipment on the Property and including, but not limited to the negligence of Sherwood Court.
